You Work Hard for Every Closing. Isn't It Time to Keep More of What You Earn?
The 100% commission applies to eligible residential sales for eligible experienced agents, subject to the $595 transaction fee per side. Residential rentals and commercial transactions are paid at an 80/20 split.
These figures are illustrative estimates and exclude taxes, MLS and association dues, and other applicable costs. Real estate commissions are negotiable and are not set by law. Joining Agent Plus Realty does not guarantee transactions, earnings, or specific financial results.
Commission terms are subject to the Agent Plus Realty Independent Contractor Agreement and applicable transaction documents.
How the comparison is calculated
Your gross commission per sale side is the sale price multiplied by the commission on your side. Today, your brokerage keeps its share of each sale under your split, up to your annual cap if you have one, plus any per-transaction fees, post-cap fees, monthly fees, and other mandatory annual fees.
With Agent Plus Realty, eligible experienced agents keep 100% of the eligible residential sales commission. The only brokerage charge in the comparison is the $595 transaction fee per side, and only when you pay it. Client payment of the $595 per-side transaction fee requires a proper agreement and disclosure; it is not automatic. If the client does not pay it, the agent is responsible under the applicable brokerage agreement.
Example: 70/30 split vs. 100% commission
A $400,000 sale at 2.5% is $10,000 gross commission per side. At 10 sides a year, an agent on a 70/30 split keeps $70,000. At Agent Plus Realty, the same agent keeps $94,050 if they pay the $595 fee on each side, or $100,000 if the client separately pays it under appropriate agreements. These figures are illustrative and exclude taxes and other applicable costs.
New agents: 80/20 split with mentorship
New agents start at an 80/20 split for at least their first 3 closed residential sales, with mentorship from the broker or an experienced Agent Plus agent. After that, and following a broker readiness review, they move to 100% commission on residential sales. A $595 transaction fee applies to each residential and commercial sale side and is typically paid by the client at closing. Commercial sales and all leases stay at 80/20. Example: on a $10,000 gross commission, a new agent keeps $8,000 per sale for the first 3 closed residential sales, then $10,000 after moving to 100% commission. The client typically pays the $595 transaction fee at closing. If the agent pays the $595 fee instead, the agent keeps $7,405 per sale during the 80/20 split and $9,405 after.

How does this commission split calculator work?
Enter your average sale price, the commission on your side, the split you keep, and your annual sale sides. Add any monthly fees, per-transaction fees, annual cap, and post-cap fees. The calculator compares what you keep today with what you would keep under the Agent Plus Realty 100% residential sales commission model. Everything runs in your browser; nothing you enter is stored or sent to us.
How is an annual commission cap handled?
Your brokerage split is collected sale by sale until the cap is reached. The sale that crosses the cap pays only the amount still needed to reach it, so total split paid never exceeds the cap. A post-cap fee, if you have one, applies to each sale after the cap is reached. Your per-transaction fee applies to every sale, before and after the cap.
Who pays Agent Plus Realty's $595 transaction fee?
The $595 brokerage transaction fee applies per eligible residential sale side. It may be paid by the client when properly agreed and disclosed. If the client does not pay the fee, the agent is responsible under the applicable brokerage agreement. Client payment is not automatic. Use the toggle in the calculator to compare both cases.
What is the difference between a 70/30 split and a 100% commission?
Under a 70/30 split, an agent generally keeps 70% of the applicable commission before other fees. Under a 100% commission model, an eligible agent keeps the full applicable commission before any separately charged fees. The best comparison includes transaction fees, monthly fees, annual caps, and services received.
Can newly licensed agents use the 100% model?
Does the 100% commission apply to rentals and commercial deals?
The 100% commission applies to eligible residential sales for eligible experienced agents, subject to the $595 transaction fee per side. Residential rentals and commercial transactions are paid at an 80/20 split.
