Every Dollar Matters: How Florida Agents Can Keep More of What They Earn

You closed the deal. You handled the late-night calls, the inspection that almost killed it, the appraisal that came in tight and the buyer who needed reassurance twice a day. Then the commission statement arrives, and before the money reaches your account, a large slice of it is already gone.
If you have been in the business for a few years, you know that feeling. And in a market like this one, it stings more than it used to.
You’re working hard for every commission. Why give away more of it than you need to? In today’s real estate market, keeping more of what you earn isn’t just smart. It’s a business decision.
The Market Has Changed. Has Your Brokerage Model?
This is not your imagination. U.S. existing-home sales totaled about 4.06 million in 2025, the same as 2024 and the lowest annual level since 1995, according to National Association of REALTORS® data reported by the National Association of Home Builders (NAHB Eye on Housing). Fewer transactions across the market means fewer closings to go around.
At the same time, the cost of running a real estate business keeps climbing. NAR’s latest member profile found that median business expenses for REALTORS® rose to $9,530 in 2025, up from $8,010 the year before (NAR). Vehicle costs were the largest single category.
Put those two facts together and the math is simple: when deals are harder to come by and expenses are rising, how much of each commission you keep matters as much as how many deals you close.
Profitability Isn’t What You Earn. It’s What You Keep.
Most agents track gross commission income. Fewer track net income after the brokerage split, monthly fees, desk fees, technology charges and franchise costs. That second number is the one that pays the mortgage, funds the college account and gets you through a slow quarter.
Think about what the brokerage split actually buys you today. Years ago, it paid for leads, a desk, a phone line, a fax machine and a place to meet clients. Many experienced agents now generate their own business, work from home, use their own CRM and market themselves online. If that describes you, it is worth asking a direct question:
If I can get the brokerage support I actually need without giving up a large percentage of every sale, why am I still paying so much?
The Real Cost of a Commission Split: A Side-by-Side Example
Let’s make it concrete. Here is an illustration for an experienced agent. The numbers are hypothetical, but the structure is common.
The assumptions
- $100,000 in annual gross commission income
- 10 residential transaction sides per year (NAR reports the typical member with six or more years of experience handled about 10 sides in 2025)
- A traditional brokerage that keeps 20% of each commission
- Agent Plus Realty: no percentage split on eligible residential sales, and a $595 transaction fee per side
| Annual example | Traditional 80/20 split | Agent Plus Realty (agent pays fee) |
|---|---|---|
| Gross commission income | $100,000 | $100,000 |
| Paid to brokerage | $20,000 (20% split) | $5,950 (10 × $595) |
| Commission you keep | $80,000 | $94,050 |
In this example, the agent keeps $14,050 more per year, even if the agent pays every $595 fee personally. That is the conservative way to look at it.
In practice, the standard residential transaction fee is $595 per side and is typically charged to the client on the closing statement where permitted, agreed, and applicable. It is not deducted from the agent's commission when charged to the client. When that happens on all 10 sides, the difference in this example grows to the full $20,000.
Be honest with your own numbers. Your result depends on your current split, any cap your brokerage offers, the monthly and desk fees you pay now, your transaction volume and your price points. Some agents will see a bigger difference and some a smaller one. In both models you still cover your own MLS dues, association fees, lockbox access and license renewal. Savings comparisons are illustrations based on the stated assumptions; actual results depend on your production, transaction mix, brokerage agreement, and market.

Numbers in a table can feel abstract. So let’s talk about what an extra $14,000 to $20,000 a year can mean in real life.
Stability for your household
Real estate income arrives unevenly. Keeping more of each check gives your family more breathing room between closings and makes it easier to cover the bills without worrying about the next deal.
A cushion for slower markets
Every experienced agent has lived through a slow stretch. Money that would have gone to a split can go into a reserve fund instead, so a quiet quarter is an inconvenience, not a crisis.
Less overhead, more focus
When you are not paying monthly or desk fees, there is less to think about in the months when nothing closes. That frees up energy for the work that matters: your clients, your listings and your pipeline.
Control over your career
Keeping more of what you earn gives you choices: when to take time off, how to grow, whether to hire an assistant, how to plan for retirement. It puts more of your professional future in your own hands.
To be clear: changing brokerages will not fix every financial challenge, and no brokerage model can guarantee you more deals. What it can do is stop money from leaving your business before it ever reaches you.

The money you keep doesn’t have to sit still. Many agents reinvest part of it in their own growth. In the example above, the difference could fund some combination of:
- Google Ads targeting buyers and sellers in your farm area
- Facebook and Instagram campaigns for listings, open houses and brand awareness
- Professional photography, video and drone for every listing
- A CRM that keeps your sphere and past clients engaged
- Website improvements such as IDX search, landing pages and better local content
- Lead generation services you choose and control
- Coaching and education to sharpen your skills
Results from marketing vary, and no amount of ad spend guarantees leads or closings. But the choice of where your money goes is yours, not a line item on someone else’s budget. Our lead generation guide for Florida agents and our tax deductions guide are good places to start planning.
What the Best Brokerage for Experienced Agents in Florida Should Offer
Lower cost only matters if you still get what you need to do great work. When you compare brokerages, look for these:
- Transparent, written fees. You should be able to calculate your annual cost in five minutes.
- A reachable broker. When a contract question comes up at 7 p.m., you need a real answer.
- Included essentials. E&O coverage and transaction-management software should not be surprise add-ons.
- MLS coverage for where you work.
- Independence. Freedom to run your business, brand yourself and work remotely.
- Optional extras, not mandatory ones. Pay for premium tools only if you want them.

Frequently Asked Questions
How does a 100% commission brokerage in Florida work?
At a 100% commission brokerage, the brokerage does not take a percentage split on eligible sales and instead charges a flat fee. At Agent Plus Realty, up to 100% commission applies to eligible residential sales for qualified agents. The standard residential transaction fee is $595 per side and is typically charged to the client on the closing statement where permitted, agreed, and applicable. New agents start on the 80% mentorship plan and move to the 100% residential plan after closing at least 3 transactions and with broker approval. Newer agents may be subject to mentorship requirements. When mentorship applies, the mentorship fee is 20% of the commission.
Is there a real estate brokerage in Florida with no monthly fees?
Yes. AGENT PLUS REALTY, LLC charges no required monthly, desk, or franchise fees. Agents are responsible for their own MLS dues, association fees, eKey/lockbox access, and license renewal costs. Optional premium technology services may require a separate fee.
How much do real estate agents pay their brokerage?
It depends on the model. Traditional brokerages often keep a percentage of each commission, which varies with experience and the agreement, and some add monthly, desk, technology or franchise fees. Flat-fee and 100% commission models replace the percentage with a per-transaction fee. Read your current agreement carefully, because caps, fees and splits vary widely.
How can real estate agents save money on brokerage costs?
Start by adding up everything you pay your brokerage in a year: the split, monthly and desk fees, technology charges and any per-transaction fees. Compare that total with what another brokerage would charge for your actual volume, and check what is included (such as E&O coverage and transaction-management software) versus what costs extra.
Is it hard to change real estate brokerages in Florida?
Changing brokerages in Florida is mainly paperwork. Your new broker submits the change through the Florida DBPR, and you update your MLS and association records. Review your current agreement first for notice requirements and how pending deals and listings are handled. Our license transfer guide walks through the steps.

Your Business. Your Commission. Your Future.
You built your business one client at a time. You earned every referral and every five-star review. The commission at the end of each deal is the result of that work.
A brokerage should support that work, not take a bigger share of it than it needs to. If your current model made sense ten years ago but doesn’t fit the agent you are today, it may be time to look at the numbers again.
