Fort Myers & Lee County Real Estate: A Practical Guide for Agents

Lee County is not one market — it is several. Downtown Fort Myers sits on the Caloosahatchee River. Cape Coral is known for its canals. Sanibel and Fort Myers Beach are island and beach communities. Estero and Bonita Springs to the south are full of master-planned and golf communities, and Lehigh Acres to the east is one of the county’s largest residential areas. An agent who understands how these areas differ can serve almost any Southwest Florida client.
This guide is for agents who work — or want to work — Fort Myers and the rest of Lee County. It covers the main submarkets, the due diligence that matters most after recent hurricanes, MLS coverage and what to look for in a brokerage. Agent Plus Realty has an office in Fort Myers, so this is a market we work every day.
The Lee County Submarkets
Fort Myers and the river district
Fort Myers ranges from historic neighborhoods and downtown condos along the river to newer communities near the airport and the I-75 corridor. Buyers include local families, relocating professionals and seasonal residents. Riverfront and older homes raise questions about flood zones, elevation and past storm repairs.
Cape Coral and North Fort Myers
Cape Coral is built around an extensive canal system, and many buyers want Gulf access for a boat. Learn how to check canal type, bridge clearances, seawalls and lift capacity. North Fort Myers offers more inland and manufactured-home communities at a range of price points. Our Cape Coral page covers that market for agents.
The islands and the beach
Fort Myers Beach, Sanibel and Captiva were hit hard by Hurricane Ian in 2022, and rebuilding has changed what many properties look like. Expect new elevated construction alongside older homes, and expect buyers to ask detailed questions about permits, elevation and insurance.
Estero and Bonita Springs
South Lee County is home to many gated and golf communities with HOAs, amenity fees and approval processes. Seasonal and retiree buyers are a big part of this market. See our Bonita Springs and Estero page.
Lehigh Acres and eastern Lee County
Lehigh Acres has a large supply of single-family homes, newer construction and vacant residential lots, with many first-time buyers and investors. Builder contracts and lot due diligence come up often. Read more on our Lehigh Acres page.
Flood and Storm Due Diligence
After Hurricane Ian in 2022 and the storms of 2024, flood questions are part of almost every Lee County transaction. A few things every agent should know:
- Seller flood disclosure. Sellers of residential property must give buyers a flood disclosure at or before contract signing (s. 689.302, F.S.). Landlords have a similar duty to tenants under s. 83.512.
- The 50% rule. In a special flood hazard area, if improvements or repairs reach 50% of the structure’s market value, the building generally must meet current flood elevation standards. Lee County explains the rule on its floodplain improvements page; cities such as Cape Coral and Fort Myers Beach apply it in their own jurisdictions.
- Permit history. Encourage buyers to check permit records for storm repairs, roofs and additions, and to get an elevation certificate where one is available.
- Insurance early. Wind and flood insurance quotes can decide whether a deal works. Get them during the inspection period.

Seasonal and Rental Business
Southwest Florida has a strong seasonal rhythm. Many buyers and renters arrive in the winter months, and many owners rent their homes part of the year. Rentals can be a steady source of income and future buyer leads. Leases (residential or commercial) are paid at an 80/20 split with no transaction fee.
MLS Coverage in Lee County
Lee County listings are in SW Florida MLS, which also covers Collier and Charlotte counties, so a Fort Myers agent can follow clients to Naples or Punta Gorda without changing systems. Access to 5 major Florida MLS systems — Miami REALTORS®, BeachesMLS, SW Florida MLS, Stellar MLS, and Daytona Beach MLS. Brokerage MLS participation is available through the MLS systems listed. Individual MLS, board, association, eKey/lockbox, data-access, and related third-party fees may be separate unless otherwise stated in writing. If you also work north into Charlotte County, see our Charlotte County guide.

Frequently Asked Questions
Which MLS covers Fort Myers and Lee County?
Lee County is covered by SW Florida MLS, which also covers Collier and Charlotte counties. Agent Plus Realty participates in five Florida MLS systems: Miami REALTORS®, BeachesMLS, SW Florida MLS, Stellar MLS, and Daytona Beach MLS. Brokerage MLS participation is available through the MLS systems listed. What is the 50% rule in Lee County?
The “50% rule” (substantial improvement or substantial damage) is a floodplain rule enforced by local governments. If the cost of improving or repairing a building in a special flood hazard area reaches 50% of the structure’s market value, the whole building generally has to meet current flood elevation standards. It can change what a buyer is able to do with an older home, so check with the local floodplain office before promising renovations.
Do Florida sellers have to disclose flooding?
Yes. Under section 689.302, Florida Statutes, sellers of residential property must give buyers a flood disclosure at or before the time the contract is signed. It covers flood damage during their ownership, flood insurance claims and flood assistance received. A similar disclosure applies to landlords under section 83.512.
