Deerfield Beach & North Broward Real Estate: A Practical Guide for Agents

Deerfield Beach is a small city with an unusually wide range of real estate. In a short drive you can go from oceanfront condos near the fishing pier to canal-front homes in The Cove, from the 55+ condominiums of Century Village to golf-course homes in Deer Creek. It also sits right on the line between Broward and Palm Beach counties, so many Deerfield agents work both sides of the Hillsboro Canal.
This guide is for agents who work — or want to work — Deerfield Beach and the rest of north Broward. It covers the main neighborhoods, the kinds of transactions you will see, the due diligence that matters most here and what to look for in a brokerage. It is also where our headquarters is, so we know the area well.
Where Deerfield Beach Fits in North Broward
Deerfield Beach is the northernmost city on Broward County’s coast. Boca Raton, in Palm Beach County, is directly to the north. Pompano Beach and Lighthouse Point are to the south, Hillsboro Beach sits on the barrier island, and Coconut Creek, Parkland and Coral Springs are to the west. Interstate 95, Florida’s Turnpike and the Sawgrass Expressway all run nearby, and Deerfield Beach has a Tri-Rail station, which matters to buyers who commute to Fort Lauderdale, Boca Raton or Miami.
For agents, that location means a single client conversation can easily cover three or four cities. A buyer who starts in Deerfield Beach may also look in Boca Raton, Pompano Beach or Coconut Creek. Being comfortable across that whole area is a real advantage.
Neighborhoods and Property Types
The beach and the barrier island
East of the Intracoastal Waterway you will find oceanfront and near-ocean condominiums, smaller older buildings and some single-family homes. Buyers here are often second-home owners, retirees and investors. Expect detailed questions about association fees, insurance, rental restrictions and the building’s inspection and reserve status.
The Cove and the waterways
Neighborhoods such as The Cove and the Waterways section offer homes on canals with Intracoastal access. Boat owners care about dock size, bridge clearances and seawall condition, so it pays to learn how to answer those questions — or know who to ask.
Century Village and other 55+ communities
Century Village in Deerfield Beach is one of the best-known 55+ condominium communities in South Florida. Age-restricted communities have their own approval processes, occupancy rules and association documents. Agents who learn those rules well tend to earn steady referrals from residents and their families.
Deer Creek, Crystal Lake and western Deerfield
West of I-95 the market shifts toward single-family homes, townhomes and golf communities, including Deer Creek and the Crystal Lake area, along with neighborhoods such as Hillsboro Pines. Buyers here are often families and move-up buyers comparing Deerfield with Coconut Creek, Parkland or Boca Raton.
Due Diligence That Matters Here
- Condo safety documents. Florida requires milestone structural inspections and structural integrity reserve studies for many condo buildings three stories or taller. Ask for them early. Our milestone inspection and SIRS guide explains what to request.
- Association approvals. Many condos and HOAs require buyer or tenant approval. Build the approval timeline into the contract dates.
- Flood zones and flood history. Coastal and canal-front properties may be in a special flood hazard area. Florida sellers of residential property must give buyers a flood disclosure at or before signing the contract (s. 689.302, F.S.).
- Insurance quotes before inspection deadlines. Insurance cost can change whether a deal works. Encourage buyers to get quotes during the inspection period, not after.
- Seasonal demand. Second-home and seasonal buyers are a big part of this market, so plan for remote showings and e-signatures. Leases (residential or commercial) are paid at an 80/20 split with no transaction fee.
