100% commission applies to eligible residential sales. Commercial transactions and leases are paid at an 80/20 split. The standard residential transaction fee is $595 per side and is typically charged to the client on the closing statement where permitted, agreed, and applicable. Compensation, fees, eligibility, and payment responsibility are governed by the Independent Contractor Agreement and applicable transaction documents.
Newer agents may be subject to mentorship requirements. When mentorship applies, the mentorship fee is 20% of the commission.
Brokerage MLS participation is available through the MLS systems listed. Individual MLS, board, association, eKey/lockbox, data-access, and related third-party fees may be separate unless otherwise stated in writing.
Charlotte County is one of Southwest Florida's most appealing waterfront markets — a network of canals, harbors, and Gulf-access communities anchored by Punta Gorda and Port Charlotte. With a strong retiree and second-home draw, growing year-round population, and continued rebuilding and new construction across the county, agents here work a steady mix of waterfront, inland, and new-home business.
At Agent Plus Realty, Charlotte County agents keep 100% of their residential commission. There are no required monthly fees, no desk fees, no franchise fees, and no technology surcharges for the standard included tools. The standard residential transaction fee is $595 per side and is typically charged to the client on the closing statement where permitted, agreed, and applicable.

Backed by Our Fort Myers Office
Charlotte County agents are supported by Agent Plus Realty's Southwest Florida presence — our Fort Myers office at 6361 Presidential Court serves Lee, Collier, and Charlotte counties.
Why Charlotte County Agents Choose Agent Plus
Charlotte County has carved out a distinct identity in Southwest Florida real estate. Built around Charlotte Harbor and the Peace River, it offers an unusually deep inventory of waterfront and canal-front homes at price points that remain attractive relative to Naples and much of Lee County. That value proposition — Gulf-access living without a Naples price tag — continues to draw retirees, second-home buyers, and relocating families.
Our agents serve buyers and sellers throughout Punta Gorda, Port Charlotte, Englewood, Rotonda West, Charlotte Harbor, Harbour Heights, Grove City, and the surrounding communities, extending toward the North Port fringe.
Charlotte County Market Highlights
- Punta Gorda's waterfront core: A walkable historic downtown, the Harborwalk, and an extensive canal system make Punta Gorda a magnet for boaters and waterfront buyers, supporting steady demand across price points.
- Port Charlotte's volume: As the county's most populous community, Port Charlotte drives consistent transaction volume across resale, new construction, and canal-front properties.
- Englewood, Rotonda West & the coast: On the county's Gulf side, Englewood and Rotonda West draw beach-and-golf lifestyle buyers, adding another lane of business for local agents.
A Southwest Florida Cluster Advantage
Charlotte County sits between the Sarasota market to the north and the Fort Myers, Cape Coral, and Naples markets to the south. Because a Florida license is valid statewide, many Charlotte agents work naturally into those neighboring markets. Agent Plus Realty supports agents across the entire SWFL cluster — with no added monthly fees for the extra reach — so you can follow your clients and referrals wherever they lead.
Support That Scales With You
Whether you are an established Charlotte County producer tired of splits and monthly fees or a newer agent building your first pipeline, the model is the same: direct broker access, included transaction technology, E&O coverage, and no required monthly overhead eating into your income. Newer agents may be subject to mentorship requirements; when mentorship applies, the mentorship fee is 20% of the commission.
