Boca Raton Real Estate: A Practical Guide for Agents

Boca Raton is one of the best-known markets in South Florida, but it is not one market. East of I-95 you will find downtown condos near Mizner Park, Mediterranean-style homes in Old Floresta, Intracoastal estates and oceanfront towers. West of the Turnpike, the map fills with gated country club communities, 55+ neighborhoods and family subdivisions. Agents who do well here learn how different those pieces are.
This guide is for agents who work — or want to work — Boca Raton. It covers how the city is laid out, the main property types, the due diligence that matters most and what to look for in a brokerage. Our headquarters is just south of Boca in Deerfield Beach, so this is our home market too.
How Boca Raton Is Laid Out
Boca Raton sits at the southern end of Palm Beach County. The Hillsboro Canal separates it from Deerfield Beach and Broward County to the south, Delray Beach is to the north, and Highland Beach is on the barrier island to the northeast. Interstate 95, Florida’s Turnpike and US-1 run north–south through the area. Boca has a Tri-Rail station and a Brightline station, and it is home to Florida Atlantic University and the Boca Raton Airport, a general aviation airport.
One detail catches new Boca agents off guard: a large part of what people call “west Boca” is not in the City of Boca Raton at all. Many of those neighborhoods are in unincorporated Palm Beach County with a Boca Raton mailing address. Check the jurisdiction before you talk about permits, schools, utilities or rental rules.
Neighborhoods and Property Types
Downtown and the beach
Downtown Boca around Mizner Park and Royal Palm Place has mid-rise and high-rise condos, townhomes and walkable shopping and dining. East of the Intracoastal you will find oceanfront condominiums and some single-family homes. Buyers here include second-home owners, downsizers and investors, and they ask detailed questions about association fees, insurance, rental restrictions and building inspections.
East Boca single-family neighborhoods
Areas such as Old Floresta, Boca Square, Spanish River and the neighborhoods around the Intracoastal mix older homes, renovated properties and new construction on teardown lots. Waterfront communities such as Royal Palm Yacht & Country Club are at the high end of the market. Boat owners care about dock size, ocean access, bridge clearances and seawall condition.
Country club communities in west Boca
West Boca has many large gated communities, including Boca West, Broken Sound, Woodfield Country Club and St. Andrews, along with smaller clubs. Some require club membership, and fees and approval rules vary widely. Agents who can explain the difference between the HOA, the club and any equity or initiation fees earn trust quickly.
55+ and family neighborhoods
Boca also has a large number of age-restricted communities and many family neighborhoods near A-rated school zones and parks. Families often compare Boca with Parkland, Coconut Creek and Delray Beach, so it helps to know those markets as well. Our Delray Beach agent guide covers the area just to the north.
Due Diligence That Matters Here
- Jurisdiction. Confirm whether the property is in the City of Boca Raton or unincorporated Palm Beach County before you describe permits, rules or services.
- Condo safety documents. Florida requires milestone structural inspections and structural integrity reserve studies for many condo buildings three stories or taller. Our milestone inspection and SIRS guide explains what to request.
- Club and association approvals. Many communities require buyer or tenant approval, and some clubs have their own process. Build those timelines into the contract dates.
- Flood zones and flood history. Coastal and canal-front properties may be in a special flood hazard area. Florida sellers of residential property must give buyers a flood disclosure at or before signing the contract (s. 689.302, F.S.).
- Insurance quotes early. Insurance cost can change whether a deal works, especially for older and waterfront homes. Encourage buyers to get quotes during the inspection period.
- Seasonal and out-of-area clients. Many Boca buyers and sellers live part of the year elsewhere, so plan for remote showings and e-signatures. Leases (residential or commercial) are paid at an 80/20 split with no transaction fee.

MLS Coverage in Boca Raton
Most Palm Beach and Broward listings are in BeachesMLS, so a Boca Raton agent can usually serve clients on both sides of the county line from one MLS. Some buyers also look in Miami-Dade, where Miami REALTORS® is common. Access to 5 major Florida MLS systems — Miami REALTORS®, BeachesMLS, SW Florida MLS, Stellar MLS, and Daytona Beach MLS. Brokerage MLS participation is available through the MLS systems listed. Individual MLS, board, association, eKey/lockbox, data-access, and related third-party fees may be separate unless otherwise stated in writing.
What to Ask a Brokerage in Boca Raton
- Is there a real office nearby? High-value clients often want to meet in person, and so do you when a contract gets complicated.
- Can I reach the broker directly? Club, condo and waterfront deals raise questions that need fast answers.
- What does the split cost me on a large sale? In a high-price market, a percentage split adds up quickly. Ask for the math on your actual numbers.
- What is included, and what costs extra? Get a written list of included tools and of optional paid products.
- Which MLS systems does the brokerage participate in? Make sure it covers the areas you work.

Many Boca country clubs have membership requirements, initiation or equity fees and their own approval process, separate from the HOA. Get the club documents and fee schedule early so buyers understand the full cost before the inspection period ends.
