100% commission applies to eligible residential sales. Commercial transactions and leases are paid at an 80/20 split. The standard residential transaction fee is $595 per side and is typically charged to the client on the closing statement where permitted, agreed, and applicable. Compensation, fees, eligibility, and payment responsibility are governed by the Independent Contractor Agreement and applicable transaction documents.
Newer agents may be subject to mentorship requirements. When mentorship applies, the mentorship fee is 20% of the commission.
Brokerage MLS participation is available through the MLS systems listed. Individual MLS, board, association, eKey/lockbox, data-access, and related third-party fees may be separate unless otherwise stated in writing.

A Fresh Start, Not From Scratch
Your skills transfer. We help you rebuild a local network fast with the right tools and a model that rewards the business you generate.
From Out-of-State License to Florida Production
Relocating agents consistently tell us the same thing: the move itself is manageable, but the professional reset is what catches them off guard. Your referral network is hundreds of miles away, the contracts look different, and the meter on your old brokerage’s fees does not care that you are between markets. Getting the structure right early is what turns a stressful transition into a running start.
Understand the Licensing Path First
Florida does not offer true reciprocity — it uses mutual recognition agreements with a number of states. If you are coming from a mutual-recognition state, you can typically skip the pre-licensing course and take a shorter, Florida-law-only exam. From other states, you complete the standard path. Because the list of recognized states changes over time, confirm your status directly with the Florida DBPR. Our complete guide to moving to Florida as an agent walks through every step in detail.
Protect Your Runway During the Move
When you relocate, your income resets while your expenses do not. That is the single biggest reason a low-cost brokerage model matters more for relocating agents than almost anyone else. A heavy monthly-fee or high-split structure quietly drains your savings in exactly the months you have the fewest closings. Keeping up to 100% of each residential commission — with no monthly overhead — means your early Florida deals actually rebuild your finances instead of covering someone else’s fees.
Turn the Migration Wave Into Your Client Base
Here is the advantage relocating agents underestimate: most of Florida’s buyers are relocating too. You understand their move because you just lived it — the insurance questions, the HOA learning curve, the pace of a long-distance purchase. That shared experience builds trust quickly. Pair it with a deliberate plan to rebuild your sphere of influence locally, and your network compounds faster than you expect.
